Equora Capital acquires 50% stake in DCD Services

Strategic partnership combines financial strength and development expertise in Germany
Luxembourg, 5 October 2026 – Equora Capital has entered into a strategic partnership with Hamburg-based property developer DCD Services and will acquire a 50% stake in the company.
The partnership brings financial strength and development expertise together under one roof. Equora Capital will contribute its international expertise in financing structures, while DCD Services provides the development expertise required to turn capital into successful projects.
For Equora Capital, the partnership is an opportunity to invest in German real estate alongside an experienced developer. With Equora Capital as investor, DCD Services will expand its acquisition strategy to include development sites and investments in joint ventures, focusing on prime locations in Germany's major cities and metropolitan regions, particularly residential and mixed-use projects. Subsidised housing will be part of the strategy. DCD Services will also continue to expand its service development business, bringing stalled developments back on track for institutional owners.
At the start of the partnership, the two companies are bringing together several projects. One of them is B.YARD in Berlin-Friedrichshain, a mixed-use development combining residential, office, retail and creative uses.
"We see Germany as an important component of our investors' investment strategies – a market offering attractive long-term potential, particularly in the country's leading cities and for prime assets," says Dr. Murat Ay, Managing Director of Equora Capital. "Given the current risk-return profile and limited competition, we are pleased to be able to accelerate our investments in Germany with such an experienced partner at our side."
He adds: "I am very grateful to have DCD Services as a new, independent partner by our side. With Lothar Schubert and his team, we gain experienced experts who have helped shape property development in Germany for more than two decades."
"With Equora Capital, we have found the right partner – one that is willing to invest in the German market and help shape the future of German cities," says Lothar Schubert, Managing Partner of DCD Services.
The partners have deliberately chosen this point in the market cycle. More than 760,000 residential units in Germany have been approved but not yet completed (source: Destatis, end of 2025), and both companies see significant opportunities for well-capitalised investors with a long-term view.
Further details on the individual joint projects will follow.
